Two weeks later, the same couple walked in with a channel partner. Guess what? The base price didn’t change—it couldn’t. Builders can’t undercut or overcharge because RERA keeps everything transparent. But suddenly, the couple had clarity:

  • Which unit had the best resale value in 5 years.

  • And yes, better negotiation on payment flexibility.

The irony? The commission wasn’t coming out of their pocket at all—it was the builder’s marketing expense.

  3. Myth: “I’ll lose control if a CP is involved.”


    Truth: A good CP is like a consultant—your personal filter in a city overflowing with projects from Chandni Chowk–Bhukum–Ghotawade belt to Narhe and Kondhwa. They don’t take decisions for you; they empower you to make the right one.

What most buyers don’t realize

Think about it—when you buy a phone online, you compare 10 reviews before hitting “Buy Now.” But when it comes to buying a home in Pune—a 50-lakh, 1-crore, sometimes 2-crore decision—most people are okay trusting a glossy brochure and a hurried sales pitch.

That’s where the channel partner comes in. They’ve seen resale properties in Pune that didn’t age well. They’ve walked through sites in Urulikanchan, Katraj, and Manjri at 7 am to check traffic flow. They’ve seen how certain towers in Kothrud or Pashan-Sus Road sold out for all the wrong reasons.

It’s lived experience, not just a sales job.

The lingering thought

So next time someone tells you “CP ka commission is a waste,” smile and ask them:“Do you tip your doctor for prescribing the right medicine? Or do you pay for the guidance that saves you from a wrong treatment?”
